Located in Cincinnati, Ohio, Klekamp Family Veteran Residences is a 49-unit supportive housing community developed by Talbert House to provide safe, stable housing for formerly homeless veterans. Situated near essential veteran services, the three-story brick building reflects Talbert House’s mission to foster healthy, secure, and productive lives for its residents.
Design Challenge
During the design phase, the project’s architect initially specified traditional external mini blinds for daylighting and privacy. However, Talbert House staff, drawing on operational experience from other supportive housing properties, raised concerns about typical blind systems.
External blinds are prone to bending, damage, and misalignment, which compromise the exterior appearance and generate increased maintenance costs.
Talbert House required a more durable, low-maintenance daylighting solution that would maintain a clean aesthetic while minimizing long-term maintenance demands.
Solution
In partnership with MI Windows and Doors, ODL contract sales representative TJ Tirendi introduced ODL Blinds + Glass as a durable, low-maintenance alternative. The system features blinds sealed between insulated glass, eliminating exposed cords, slats, and hardware while preserving a consistent exterior appearance across the building.
For this project, the specified units include ODL Blinds + Glass RLT Top panels designed for double-hung windows. Residents can easily adjust light and privacy using intuitive controls, without the safety risks to children and pets commonly associated with traditional miniblind cords.
The selected Blinds + Glass units also incorporated Low-E glass, which helps reduce heat transfer through the window while allowing natural light to pass through. This added layer of performance supports indoor comfort and energy efficiency—an important consideration in multi-unit housing environments.
Project Execution
The project team, consisting of Model Group, Forge Lumber, and MI Windows and Doors, collaborated to revise the original specifications to incorporate ODL Blinds + Glass throughout all double-hung window applications. Coordination across design and installation phases ensured a seamless update to the window schedule and successful installation of all units.
